We offer for sale the ancient farmstead 'Neue Mühle', located near the historic town of Stříbro in the district of Tachov. This unique property, set in a picturesque landscape in a secluded location by a weir on the trout river Mže, surrounded by fields, meadows and forests, has functioned as a mill with a farm since ancient times.
Now it is possible to put it to a new use. Inspiration can be drawn from the dominant rock massif that rises high above the river and borders the site, the water embankment can be reused (it can become a strong landscape feature, covered or open, with paved or natural banks, straight or curved, spilling into a newly built pond), and the possible reconstruction of the stone barn building will serve as a link to the site's deep past.
The area of 7100 sqm is designated in the current zoning plan for development with housing of a rural character (family houses, gardens, farms, self-catering livestock) and other uses are also permitted under the legislation (administration, small-scale production and services, public facilities, accommodation for up to 30 beds, shop up to 200 sqm of usable area, agriculture). The land is the aforementioned arm of the original millrace, which can now be used again for energy purposes. A valid building permit has been issued for a 100 kW hydroelectric power plant with an annual average production of 400 to 500 MWh of electricity to ensure the energy self-sufficiency of the site or to supply the grid. The land can be easily connected to utilities (water, sewerage and electricity). There is now a well, a drinking water source and a building permit for the electricity connection for the SHPP.
