BUILDING PERMIT GRANTED - ORGANIC VILLAS IN PROJECT NA MEANDRU INTRODUCES INNOVATIVE TECHNOLOGIES

We would like to inform current and new people interested in unique living that the luxury residential project of low-energy villas Na Meandru received a building permit on November 6, 2019. The construction of fifteen completely unique villas with a unique view of the Vltava river meander will soon begin on the sunny side of Řež near Prague.

The villas excel in their fresh modern design in perfect harmony with nature. They are spread on a plateau, on a southern slope 80 m high above the river. The land has been carefully chosen with regard to orientation, sunshine, spaciousness of the gardens around the houses – so that everything corresponds to optimal conditions for creating beautiful, ecological housing with the lowest possible operating costs. The aim of the developer, Mr. Jan Turek, an independent energy specialist, is to build beautiful smart houses that use both solar energy and water in a thoughtful way, designed to achieve high living comfort without unnecessarily burdening the environment.

The innovative design of the villas complements the project's main aim of energy self-sufficiency. At first glance, you will be attracted by the green walls and the tasteful and efficient deployment of photovoltaic panels. Large windows are oriented to the south, west and east. Upstairs there are individual separate rooms with bathrooms complemented by a fitness and relaxation area with a walk-on roof terrace. There are also spacious outdoor terraces that cleverly connect the interior with the garden and the gallery around all the bedrooms on the upper floor.

 

Smart Home – Have smart allies


The Na Meandru project maximizes the energy efficiency of houses using three technologies – solar PV, solar thermal system and ground-water heat pump, including water management and residual heat from domestic water. The synergic effect of innovative technologies, smart home applications and modern design is exploited. This creates a healthy, intimate and ecological environment for living near beautiful nature, yet not far away from Prague.

Each of the villas will be equipped with an intelligent control of heating, cooling, ventilation, shielding and lighting. However, of course the developer also offers support in handling the energy of the house and beyond, after handing over the house. Your household will be 80% self-sufficient, with annual costs estimated at 25,000 CZK. The photovoltaic and thermal system will be actively used in all houses and last but not least, a heat pump with a borehole embedded in the rocky bedrock. Villas of a higher standard are equipped with energy storage.

 

Privacy and community – Live differently 


Each of the houses is unique, but all are part of a single, urban-harmonized complex. The project Na Meandru was designed to provide its residents with the necessary and much prized privacy and the possibility of good neighborly relations. All villas are thoughtfully located, and arrivals to the houses are intelligently addressed. The houses have a spacious gardens, mostly with a south orientation – so each of the villas has privacy and a frontal orientation only to its own garden. Location – Housing does not end with your threshold


You can discover the beauty of the surroundings on foot or by bike. The Dresden Cycle Path (just 170 km of route) is just 3.5 km away and will take you from Prague to Dresden. For example, you can visit the National Nature Reserve Větrušická rokle, in the southern direction you can discover the natural monuments of Jabloňka, Havránka, Salabka, Bohnické údolí, Zámky or Podhoří Nature Reserve. The Troja Zoo and Botanical Garden are also nearby. You can get to the left bank of the Vltava by ferry boat and enjoy long walks in the Tiché údolí, Roztocký háj or Sedlecké skály.

 

Not only nature but also the city will be within easy reach. By car you can get to the center of Prague within 30 minutes (15 minutes to Letňany), within a half hour train will take you to Masaryk Station or within 18 minutes to Holešovice Station.
