We have launched the sale of the luxury project Apartments Albeřice in Krkonose Mountains

The interest in holiday properties in the country is not waning. However, their supply is completely insufficient after almost two years of boom. This, together with the rising price of building materials and labour, is reflected in their high prices. The new project Apartments Albeřice with 11 design units, which is growing in the mountain village of Horní Maršov - Dolní Albeřice in the Krkonoše Mountains, should help to satisfy the enormous demand. The exclusive sale of luxury apartments has now been launched by our real estate agency Luxent - Exclusive Properties! The construction of the low-rise building is expected to start towards the end of this year, with completion planned for the 4th quarter of next year.

The wave of holiday property price increases, which was most evident during the coronavirus pandemic, is still resonating in the market today. "For example, new mountain apartments in top quality and with a very good location are offered for 170 to 200 thousand per square meter. In the more popular locations, prices are even higher: for example, Spindleruv Mlyn can be bought for 300 thousand /m2 and more, Pec pod Sněžkou for 250 thousand /m2. These prices have been rising for many years, over the last few years by ten or more percent per year," says Jiří Kučera, director of our real estate agency Luxent - Exclusive Properties, adding: "Although the supply has thinned considerably over that time, the interest in second homes in the countryside has certainly not diminished. This is both from the ranks of people who want to spend their leisure time in the country in their own holiday property, and from investors looking for security of deposit and appreciation of funds." That is why we have added a new development project in the Krkonoše Mountains to our portfolio.

Stylish apartments in Krkonose Mountains

The chamber building Apartments Albeřice includes 11 units in the variants 1+kk to 3+kk and size from 39 m2 to 144 m2. Each unit has a terrace, the ground floor ones have a front garden. You will not miss your own covered parking space and secure brick storage for bicycles and other sports equipment. The luxury house will also have a ski room with lockable boxes for each of the apartments. The heating will be taken care of by a heat pump with underfloor heating. Smart home control will become part of the units.

The generous living rooms with access to the terraces will be massively glazed, guaranteeing plenty of daylight and a connection to the surrounding nature. Large-format windows will be complemented by aluminium roller shutters. Inside, there will be practical wardrobes and additional storage spaces. In the pantries or built-in wardrobes, the supply for washing machines and dryers is also taken into account. You will also be pleased with the high standards with authentic natural materials, with abundant use of solid wood. Pleasant moments of relaxation after sporting activities or walks can be spent by the fireplace, in some apartments even in the private sauna.

The design of the project Apartments Albeřice comes from the Morix studio of the Pizinger family in cooperation with the developer and his design office Kompozitura. It is in a modern and luxurious spirit, but still reflects the traditional style of mountain cottages. The advantage of the apartments, besides the quality of the construction, is the abundant use of wooden components typical of the mountains.

"The intention of the project is to create an exclusive second home for lovers of the mountains, freedom and active life, who prefer a concept closer to private chalets rather than tourist-heavy ski centres. This is exactly what the Albeřice Apartments meet, whose concept and design will undoubtedly satisfy even the most demanding requirements," comments Šárka Tichá, a broker from our luxury real estate agency. The apartments can be a great investment in your lifestyle and real estate portfolio.

Luxury living in the middle of nature, but close to popular centres

The new development project is being built in a quiet location with a rich history, in the area of an ancient Celtic settlement, on a later smuggler's trail and finally on the site of an original dairy and even later a boarding house. The Albeřice Apartments are situated in the upper part of the romantic Marsch valley, in Dolní Albeřice, at an altitude of 750 metres. The village of Horní Maršov and its part Albeřice is situated in the valley of the protected landscape area of the eastern Giant Mountains, but it is within a fifteen-minute drive from the main local ski resorts - Pec pod Sněžkou (12 km) or Jánské Lázně (9 km) with their amenities, which include restaurants or entertainment and wellness centers.

In the picturesque Albers valley you will find plenty of leisure activities in both summer and winter. These include hundreds of kilometres of skiing and snowboarding slopes, cross-country skiing trails, hiking and biking trails leading to the Rýchory and Pomezní Boudy. Another example is the popular treetop trail in Jánské Lázně or the small karst caves, ruins of dykes and castles. Marked cross-country skiing and cycling trails lead directly from your door to the highest Czech mountain, Sněžka.
