We have introduced a model house in the luxury project Březový háj near Prague

We have opened a model house in the exclusive residential complex Březový háj in Předboj, Prague-East. Most of the 16 luxury villas, including one bungalow from the first stage, are already sold or reserved. But do not despair! During this year we are going to offer for purchase 4 more houses from the second one. The exclusive sale of luxury homes is handled by our real estate agency Luxent - Exclusive Properties. The first phase is scheduled to be completed next spring, and the entire project is expected to be finished in late 2022/early 2023.

Less than 10 km from Prague, in the village of Předboj, a new residential project Březový háj is being built in two phases, comprising a total of 19 exclusive low-energy villas 5+kk to 6+kk and a luxury bungalow 5+kk with generous glazing and individual architecture. The 4 family villas under construction on the west side of the complex will also follow a specific concept.

As part of the first phase, in which interior work is currently underway, we have now opened a 5+kk model house with a living area of 239 m2. "In the model house, we will present you with the possibilities of changes in standards and luxury interior fittings in bathrooms or floor surfaces. It is also possible to choose a superior design kitchen," says Romana Čermáková, real estate broker of Luxent - Exclusive Properties.

Housing today with the demands of the future

All modern houses for sale have a usable area of 230 m2 to 388 m2 with plots ranging from 906 to 1,550 m2 with south to south-west orientation adjoining the living rooms. They feature wooden terraces made from Siberian larch - a cosy nook for barbecues or morning coffee you're sure to love. The house also has two covered and two uncovered parking spaces, which you will appreciate, for example, when visiting family.

The emphasis is on quality and comfortable interior design. The main living rooms on the ground floor face south. As a result, the sunlight will reach these rooms for most of the day. On the north side, we remembered the storage areas and utility rooms, where you can easily store, for example, a vacuum cleaner or sports equipment. The master bedroom with en-suite bathroom with bathtub, shower and two sinks extends upstairs and is complemented by a covered terrace with a charming view of the garden. There are also two more bedrooms, which can be used for children's rooms or a study, again with a separate bathroom. Villeroy & Boch bathroom fittings and Steinberg taps guarantee high design quality.

Heating and cooling is provided by a ground-water heat pump with a floor system. This will bring you reduced operating costs and increased living comfort. Of course, you can also prepare for smart home control, electronic security systems, photovoltaics and electric vehicle charging. Peace of mind and privacy are provided by the fencing made of wooden, vertically laid fences in anthracite.

In harmony with nature

The design in the spirit of modern suburban living comes from architects Jan Kasel and Pavel Krpec of JK Architects. The exterior and interior design of the villas was taken care of by the Morix studio of the Pizinger family. They gave the houses a new look and you definitely have a lot to choose from! Natural materials such as stone, metal, wood and baked clay bricks have become the supporting motif, which are used especially on centrally located buildings. In contrast, the selected houses have strikingly resonant lining of the lintels and windows with triple glazing. The Ruukki high-tech steel roof profile, reminiscent of traditional corrugated roofing, also fits in with this concept.

Of course, the project has kept greenery in mind, both in your private gardens and within the green space accessible to all residents. You can look forward to a park with dwarf pine trees and mature birch trees creating a pleasant atmosphere for relaxing with your children or pets. "We are currently seeing an increasing demand for houses for sale near Prague within easy reach of nature, which is confirmed by the unprecedented interest in the Březový háj project. In the past year, influenced by the coronavirus pandemic, the trend of the so-called 'escape from cities' is coming to the fore, when people are looking for quality housing combining life in a quiet landscape near forests, meadows and watercourses with the advantages of close proximity to large cities," explains real estate agent Romana Čermáková.

On the border between the big city and forests

Are you a nature lover but don't want to give up good access to Prague? You don't have to solve this dilemma in the Březový háj project! The village of Předboj lies 16 km north of the centre of Prague, 7 km from the border of the capital. The journey to the shopping centre or the Letňany metro station, for example, will take you a comfortable 10 minutes. In the village you will find local amenities: a general practitioner's office, restaurants, a golf school and a kindergarten. Other varied amenities, including a primary school and cultural and sporting opportunities can be found in the neighbouring village of Líbeznice. For walks and leisure activities, head to the nearby surroundings of the complex, such as the beautiful Předbojský Pond.
